Rental Policies & Terms

  • Room Types are based on size (Studio, 1/2 Bedroom), location (Beachfront/Courtyard), and elevation (Ground/Second Floor). All efforts are made to accommodate room requests but these cannot be guaranteed and may be moved to a comparable room type.
  • Registered Guest must be 25 years of age or older and must be present during entire dates of stay. Guests must be able to provide photo identification at any time before or during stay. 
  • No pets and no smoking are allowed in rooms.
  • Base / Maximum Occupancy is as follows: 
    • Studios – 2 /2                           
    • 1 Bedrooms  – 2 /4            
    • 2 Bedrooms – 4 / 6
      • Additional occupants above base occupancy are subject to fee of $25 per person per night
      • Children 2 years and younger are not included in occupancy requirements
      • Guests are allowed to have an additional MAX of 2 daytime guests.  Daytime guests are not permitted overnight.
  • Check-in time is 3 pm and Check-out time is 10 am
    • Early check-in (12 noon) is available to be requested and scheduled with approval and fee payment as follows:
      • Studios/1 Bedroom – $50    
      • 2 Bedrooms – $100
    • Late check-outs (7 pm) can be requested 24 hours prior to departure if available with approval and fee payment as follows:
      • Studios/1 Bedroom – $125   
      • 2 Bedrooms – $150
  • Rates are subject to change until reservation is confirmed. No dates will be held for reservation requests in which no deposit has been paid or without express written consent of Manager. Reservations are only confirmed upon receipt of deposit and receipt of Booking Confirmation. It is the responsibility of the guest to ensure accuracy of dates confirmed. After booking confirmed, rates or dates of reservation will not be adjusted for any newly published rates applicable to dates of existing reservations. 
  • 12% Sales Tax and 12% Resort Fee is to be collected at time of booking or on arrival. Resort fee includes cost of departure clean, clean linen service, beach chairs/towels/umbrella, wifi, local phone service, cable TV, parking for one vehicle, and ‘starter set’ room amenities.
  • Payment in the amount of 50% total due is due at time of booking with 50% of total due 60 days prior to check in 
  • Payments are accepted by check or credit card (see rental agreement for details). A credit card must be on file for incidentals.
  • Clean linens are provided at the beginning of the stay. While departure clean is included in rental rate, daily housekeeping is not.  Additional cleaning services are available for additional fee.  Mid-stay cleans are required at cost of guest for stays of 21+ days. Mid-stay cleans are in the amount of $60 for studios and 1 bedrooms and $75 for 2 bedrooms. Evidence of pets and/or smoking in rooms is subject to fee of $250 for additional cleaning.
  • Cancellation Policy: All cancellation requests must be initiated in writing by the guest through website in which they booked. Cancellation requests received prior to 60 days from arrival date will receive a refund minus one night’s rent plus tax. Cancellation requests received inside 60 days from arrival date for cancelling entire or portion of reservation, refunds of deposit or full payment are subject to manager’s ability to re-rent the room type for the same number of nights or specific policy of website used to book (see below) and a refund will be given in the amount we were able to re-rent the property minus one night’s rent plus tax. We do not make any guarantee that we will be able to rent the property at rate originally paid. If your check-in date is greater than 60 days out, you may move your reservation to any available dates (with same rental requirements) within 1 year plus the difference in current rate, if any. Cancellations for any number of nights in which the home cannot be re-rented, non-arrivals, late arrivals, early departures or alterations that result in a loss of revenue will receive no refunds. Manager/Owner reserves the right to cancel any reservation for any reason subject to issuing a full refund without penalty or responsibility for providing lodging elsewhere.
  • Trip/Storm Insurance: We encourage all renters to purchase traveler insurance due to unforeseen eventualities including hurricane or tropical storms. Hurricane season is June 1st – November 30th. Weather or beach conditions cannot be guaranteed and no refunds will be given from monies which have been paid or for providing lodging elsewhere unless the state or local authorities order mandatory evacuations. For any day(s) that the authorities order a mandatory evacuation order for in a “Tropical Storm/Hurricane Warning,” area, we will refund: Any unused portion of rent from a guest currently staying; any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the “Warning” is lifted; and any advance rents collected for a reservation that is scheduled to arrive during the “Warning” period.
